Bidding Rules - 2024 Pinal County Tax Lien Auction

 

An Online tax sale will be open to the public each year in February for the purchase of tax lien certificates. A list of properties with prior years' delinquent taxes will be published in the newspaper of record for the County two weeks before the Online Tax Lien Sale.

The day after the list is published, the Online Tax Lien Sale will be opened and available for parcel viewing and bidding. Bidder registration is open throughout the year. Bidders must be registered and have verified funds deposited one day prior to the sale in order to participate.

The County-held certificates not sold at auction will be available for purchase online approximately the first week of March through the end of December.

If you are new to Realauction tax lien auction websites, we recommend you proceed in the following fashion: 

  1. If you are not completely familiar with the statutes governing tax liens in this state, read the “Tax Certificate Process” document located at the left of the home page. It is a plain English summary of the law and will only take ten minutes to read. Remember, the purchase of a certificate does not convey title to the land. While purchasing tax certificates is generally a good investment, there is some risk. Understand the risks and employ the “buyer beware” philosophy. Be sure to read the Tax Lien Sale Information Booklet for additional information.

    The fees imposed on the Certificates of Purchase offered at a Tax Sale are assessed by statute, specifically, ARS 42-18118 (Certificate Fee) and 42-18116 (Processing Fee). In accordance with statutes, the processing fee is non-refundable (ARS 42-18153). The Treasurer does not make any guarantees that a purchaser will make money on a purchase and should be aware of the fact that the property owner has a right to redeem the tax lien AT ANY TIME.
       
  2. Review the Summary of Important Dates below.
     
  3. Register. You will create your own User Name and Password as part of the process. Note: Pinal County utilizes a Single Simultaneous Bidding Entity Rule which states that each bidder can register only once and cannot have a contractual, legal or financial relationship with any other bidder registered in the Pinal County Tax Sale.
     
  4. Bidding process:
    • Decide how much money you want to invest in tax certificates for this auction. ($10,000 for example)
    • Make a deposit of exactly 10% of that amount (minimum of $500.00). The deposit is required and must be submitted before the deadline in order for your bids to be valid.
    • Bid on as many quality liens as you can. Your deposit will limit how much you can win no matter how many bids you place. There is no penalty for running out of deposit money. If you are fortunate enough to win all the liens you want, your remaining bids are simply ignored.
       
  5. You may place as many bids as you like before making a deposit, but none of your bids will count unless the deposit requirement is met before the deadline or before a batch containing your bids closes (See Summary of Important Dates).
     
  6. As a batch closes, you may see the results for that batch by clicking “Results” on the website menu. Click the “Sold To” link on the auction results page to display all bids on that item along with other useful information. After seeing results, you can change your bids in any unclosed batches.
     
  7. Payment for certificates won will be accepted by wire transfer or ACH. If paying by ACH, please ensure your financial institution will allow an ACH debit to your account before placing bids.
